Tenant Move-In Procedures that Ensure a Successful Stay

As a new tenant with Specialized Property Management, we want to ensure that you have a successful stay in your new rental home. We have developed a detailed move-in process that establishes open communication and appropriate expectations for both tenants and landlords. During this time, you will receive everything you need to know about the move-in process in our resident manual. As one of the leading Atlanta property management companies, we strive to make the transition into your new home as easy and seamless as possible. Here is what you can expect from us when you sign your lease:

Lease Signing Meeting

After your application has been selected and processed, you will meet with your leasing agent to sign your lease and receive your keys. At this time, your agent will also hand you a copy of your Resident Manual. It is essential that you retain this manual throughout your stay so that you may refer to it as needed. It contains vital information regarding basic rules for renting the home, tenant and landlord responsibilities and expectations, as well as important contact numbers. We recommend that tenants set aside about an hour for the meeting so that they can review the documents in detail and ask any questions that may arise. Our team at Specialized Property Management values clear communication, and we want to ensure that you feel confident and comfortable moving into your new home.

Walking Through the Home

Once you have reviewed the welcome packet given to you by your Specialized Property management leasing agent and received the keys, you will be given an Inventory and Condition form to fill out. Please walk through your new home as you complete this form, being sure to take pictures of any issues you note. Once you complete the Inventory and Condition form, email the form and photos back to your Specialized Property Management leasing agent within five days of your move-in date. It is important to note that this form remains in the leasing department, so if you see anything that needs repair or maintenance during your walkthrough, please submit a separate request through your the online tenant portal.

Caring for the Home

As one of the most trusted Atlanta property management companies, we are eager to work with you to ensure that the home is properly maintained so you can enjoy living in it throughout your lease. That’s why it is important to lay out the responsibilities of both the owner and resident clearly to avoid miscommunication or delayed requests.

Resident responsibilities include:

    1. Setting up utilities in your name upon move in.
    2. Keeping the home clean and tidy.
    3. Caring for the landscaping and lawncare.
    4. Performing minor and seasonal maintenance (replacing light bulbs, furnace filters and refrigerator water filters).
    5. Compliance with all HOA, local, and state property laws, rules, codes, and regulations.

Owner responsibilities include:

    1. Providing a thoroughly cleaned home that is safe and ready for new tenant occupancy.
    2. Rekeying all doors in the home that lead to the outside.
    3. Compliance with all state and federal laws regarding safety detectors in the home (fire, smoke, CO2).
    4. Supplying a copy of the HOA rules and regulations to the tenant for review (if applicable).

Paying Rent or Requesting Maintenance

Like most Atlanta property management companies, Specialized Property Management wants to make it easy for you to pay your rent on time. That is why we provide you with access to your private tenant portal where you can submit your rent online each month via a checking account or debit or credit card. You can even set up automatic recurring payments to ensure on-time payment and peace of mind. When maintenance or a repair is needed, you can log in to your tenant portal or call our maintenance hotline and speak with one of our friendly representatives to submit a ticket.

Building Great Relationships

Another way we set ourselves apart from other Atlanta property management companies is how we reward our tenants for on-time rent payments. When it is time to move out, Specialized Property Management offers a complete rent payment history and letter of recommendation upon request. This can help you in renting your next home. It can even help you when you are ready to purchase a home, as mortgage lenders often look for evidence of on-time payment history.

Selecting Rental Properties in Atlanta: Rental Property Management Tips

When it comes to rental property management, Atlanta investors have found that several factors can make or break your success. Renters come from all different walks of life and each has a different “must-haves” list. Whether you’ve thought about it or not, your renters will.

Rental Property Management: Atlanta Tips for Choosing a Rental Property

Location, location, location. You can change a house, but you can’t change its location. That’s why you need to pick the best.

  • Take into consideration the clientele in the neighborhood and seek Specialized Property Management’s expertise to determine low vacancy rates, high rent prices, and appreciating home values. Research the current market and compare rental rates in the neighborhood against your property.
  • Remember, single family homes tend to appreciate more than townhomes or condos and can influence the type of tenants you will attract.

Schools, transportation, shopping, dining and job market all impact whether renters will be interested in your house.

  • Pick a house that is in close proximity to these places and weigh the school’s prestige. This can impact your resale price, rental rate, and how quickly you will be able to rent out your property.
  • While you don’t want to buy a house that is located on a busy street, you do want quick and easy access to main roads and freeways for commuting to work, school, and running errands. Experienced property managers find that tenants like quiet neighborhoods that give them a feeling of security.
  • Grocery stores and popular restaurants within a 5 mile radius will improve renter interest. It creates convenience for tenants and helps them picture themselves in your property. A growing community that has plans for building more commercial and residential real estate will boost home values and draw more renters to the area.
  • Ensure that the job market is a growing one that has stable employment. Atlanta Property Management Companies have found this can affect long term vs. short term tenancies as well as the type of renters. The longer a renter stays in a home is directly correlated with their employment. If a new company is moving to the area, chances are residents will too and they will need a place to live.

Determine if you are required to pay any homeowners association fees and what your property taxes will be. HOAs have regulations and potential fees if rules are violated. These monthly fees can also eat away at profits for a rental property.

  • If your HOA includes something like a pool, park, splash pad, gym, or tennis courts, it may become very attractive for potential renters who will be willing to pay for it so the money doesn’t come from your pocket.
  • Property taxes are not the same across an area. Check with the local assessor’s office for all tax information or seek out advice from rental property management. Atlanta may raise taxes in coming years and a trusted residential property management company like SPM Atlanta can advise you.

A house has a higher likelihood of renting if it is three or more bedrooms, has a fenced yard, is less than 10 years old, and has a good interior layout.

  • The newer the home, the less likely you are to have costly maintenance repairs.
  • If it is 3+ bedrooms, you are likely to get long term tenants because they will plant roots within the school system and create friendships they don’t want to leave.
  • Steer clear of unusual layouts. Most newer homes have open floor plans instead of multiple rooms (formal dining room, formal sitting room, living room, dining room, etc). These open floor plans are more functional for families, giving them a continuous line-of-sight on their children.

Check crime rates and vandalism in the neighborhood. High crime and vandalism rates put a hindrance on rental prices. No one wants to live in a criminal hot spot where graffiti and car break-ins are everyday happenings.

  • Go to the local police department, look up neighborhood crime statistics online, or call trusted rental property management. Atlanta-specific information on crime rates must be considered for the area you are looking to invest in.
  • Not only does heavy crime impact rental prices, but it also limits the amount of people who would be willing to rent in your house. These neighborhoods also follow a trend for quality schools.
  • Ask neighbors who live around the house you are interested in if they see a heavy police presence or not.

Selecting a good rental property is not rocket science, but it does require knowledge and expertise in the local market. Atlanta property management companies can only do so much to rent out a house that isn’t desirable to applicants. The more desirable the house, the higher the rent and the faster it will be occupied. Remember that location, schools and transportation, and a growing job market can deeply impact your rental property for good or bad. Contact Specialized Property Management today to find out how we can help guide you to get the highest rent prices for your rental property.

4 Steps to Better Rent Collection

You’ve decided to rent out your house, condo or even a larger multi-family complex, but the fear of the unknown has you trembling in your boots. Will my tenants pay rent in full each month? Will it be on time? What if they damage my property? Will they follow the rental agreement? It all comes down to rent, but it’s not that simple. We are here to help make the process go smoothly and here’s how:

  • Rigorous screening process: not just anyone will be allowed to live in your rental. Atlanta property management companies make sure applicants financially qualify with verified income proof, have good credit scores, and positive rental history among other things. Rigorous screening is the best place to nip an eviction in the bud.
  • Communicate clearly: you can’t expect a tenant to follow the rules they don’t know. That’s why it’s so important to communicate the rental agreement clearly. Property Management not only gives your future tenant the opportunity to read over the entire agreement, but Atlanta property management companies explain it to tenants in a clear way that everybody of all education levels can understand. If a tenant has not paid rent on time, they will be served a 3 Day Notice to Pay Rent or Quit. If those three days expire and there is still no rent payment, an Unlawful Detainer may be filed to proceed with the eviction process.
  • Technology is our friend: in this fast-paced world, property management companies need to keep up with the times. Tenants now have the opportunity to pay rent online through our tenant portal. They can create a username and password for our site to pay rent or request maintenance. If a tenant does not pay rent on time, our system will immediately alert us so we can collect in a professional manner.
  • Be friendly, not friends: Atlanta property management companies always keeps interactions professional and not personal. While we want our tenants to like us, we also need to do our job. We clearly and politely notify tenants who have not paid rent to please pay as soon as possible.

You can trust Atlanta property management companies to get the job done and the rent collected so you can kick back and relax while we do the dirty work. Specialized Property Management Atlanta has years of experience and a proven process to keep the rent flowing in each month. Call today and find out what Specialized can do for you.
